Rules landlord
By signing this contract, the lessor has undertaken to deliver the leased property clean and in good condition to the lessor / star at the agreed time.
Landlord may view the rented property at all reasonable times or view it by prospective tenants / star. The lessor is obliged to take out proper fire insurance at his own expense for the rented property.
Tenant / star regulations
The tenant / star may not transfer the rented property to third parties for rent or use, nor allow more people to spend the night there than agreed in this contract. If the stated number of people is exceeded, the agreement is considered to have been terminated.
The tenant / star will inhabit the rented property neatly and cleanly, whereby he / she is liable for damage to the rented property, including the damage or loss of (a part of) the inventory, caused during the rental period, unless the tenant / star makes it plausible , that the damage to him / her, his / her family members or guests cannot be attributed. The amount of damage is deducted from the amount that is paid out under any insurance policy.
The tenant / star undertakes to deliver the rental property with the inventory contained therein after the rental period has expired, unless otherwise agreed
Pets may only be brought after written permission from the lessor and to be mentioned on the lease.
The tenant / star may only use the rented accommodation as a holiday residence and in particular may not practice a profession or business therein.
It is forbidden to use other appliances for cooking or washing purposes in the rental object than those installed or placed by the lessor.
Tenant / star will, unless otherwise agreed, bring their own linen. Sleeping bags etc. are not allowed.
The renter / star is prohibited, by making music or noise, to cause nuisance to other residents of the property.
Reservations
Goudberg apartments only handles bookings of persons 21 years or older.
An agreement is concluded between you and Goudberg Apartments at the moment that Goudberg apartments confirm this in writing or by e-mail.
Prices
All prices, where applicable including VAT, unless otherwise stated.
Extra cost
In addition to the rental price, you / the tenant also owe municipal taxes on cleaning costs etc. and any bed linen to be rented.
Arrival and departure
The accommodation can be occupied at 2.30 pm on the day of arrival. On the day of departure, the accommodation must be vacated before 10 am.
General
The holiday accommodation must be occupied between 2.30 pm and 10.30 pm on the day of arrival. Tenants who cannot arrive at their holiday address in time are obliged to inform the landlord accordingly, so that a different appointment can be made.
The tenant / star is deemed to have accepted the rented property with the inventory contained therein in accordance with the inventories or damage list, unless he / she protested to the lessor on the day of arrival.
Additional costs with the rental price must be agreed in advance between the tenant / star and the lessor and must be stated on the rental contract.
Landlord is not liable for the consequences of theft, damage to property of tenant / star or accidents, except in the case of fault on his part, if then landlord can never be obliged to compensate for more costs or damages than for which normal liability insurance would offer cover under these circumstances.
Dissolution
The lessor is entitled to regard this contract as dissolved without the need for notice of default or intervention by the court:
a. if the payments as indicated in the cost specification have not been paid;
b. if the renter / star leaves the rented property prematurely;
c. if the renter / star fails to occupy the rented property on the day on which the rental period commences before 10.30 pm;
d. if the renter / star does not properly comply with the obligations under this agreement and / or the rules of procedure.
Without prejudice to the liability of the tenant for the full rent in the cases mentioned under a, b, c and d, the landlord is obliged to try to limit the damage caused in those cases to the object for the time when it is not star is involved in renting to another; the amount received on that basis is deducted from the rent owed by the tenant / star, with deduction of a maximum of € 30.00 for costs incurred.
This article also applies if the renter / star is prevented from using the rented property due to personal or other circumstances.
